If you text or call our reservation department at 631.668.9293, we can arrange a 50% credit or debit card deposit to guaranty your room. Booking guest must be 21 years of age or older, an occupant in the room, must be present at check-in, and must have both a valid government issued photo ID plus a valid Visa or MasterCard (credit or debit) in the name of booking guest. We do not accept American Express.

All requests for reservation changes must be received in writing by text at 631.668.9293. The hotel will only respond to requests in writing, by text, and no approvals will be valid if made verbally.

We provide personalized service whenever possible and are well known for honoring Room Categories and Special Requests. However, specific room categories and locations are subject to availability and not guaranteed. We will make our best effort to accommodate individual room requests, however, Sunset Beach reserves the right to substitute room locations at its discretion even if guest rooms were booked through third party channels.


Guest Room Check-ins are from 3 p.m. to 6 p.m. - seven (7) days a week. Minimum Check-in age is 21. Guests are required to present a photo ID and valid Visa or MasterCard (credit or debit) in order to check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Please inform Sunset Beach Montauk of your expected arrival time in advance.

Special arrangements for check-ins after 6 p.m. will only be considered (but not guaranteed) if you contact our office by text at 631.668.9293 a minimum of 24 hours prior to your check-in date. If a late check-in is approved, hotel will notify guest in writing (by text). No verbal approvals will be considered. Early arrivals are welcome to check bags at office and use hotel amenities.

Guest Room Check Out: Guests are required to check-out of room by 11 a.m. It would be our pleasure to store your bags for free in our office until closing (be sure to check with the front desk for office closing hours). If you check out of your room after 11:00 a.m., a $75. per hour late fee will be charged to your debit or credit card on file. If you check-out after 1:00 p.m., the cost of a full nights stay will be charged to the card on file. Guests who overstay our 11:00 a.m. check out time by more than 2 hours will not only be charged the cost of a full nights stay, they will be removed from their room. If guests are not physically in their guest room when hotel staff attempts to remove guest(s), all of their belongings will be bagged and stored in our locked storage area and will be discarded if not picked up within seven (7) days (a $10. per day storage fee will charged to the card on file).

Minimum Age - You must be at least 21 years of age to make a reservation and to check-in to our hotel. Children under the age of 18 must be accompanied by an adult at all times. We are not responsible for the supervision of minors.


Guests are entitled to a 100% refund of their deposit if they cancel their reservation by text at 631.668.9293 by 12:00 a.m. hotel local time a minimum of 30-days prior to their scheduled check-in date. The remaining balance will be charged to your credit or debit card on file a minimum of 30-days prior to guest check-in date. If guest cancels within 30 days of check-in date, you will be charged a cancellation fee equal to the total cost of your reservation. All no-shows (including arrivals after our registration office is closed), and reservations cut short for any reason whatsoever (including inclement weather), will be charged in full. We do not under any circumstances offer penalty free cancellations for canceled fishing trips.

Please Note: We are a small seasonal property with limited capacity and cannot, under any circumstances, change our cancellation policies. Purchasing travelers insurance from an independent company is highly recommended. Thank you for understanding.

If exceptions to our cancellation policies are approved, guests will be charged an administration fee of $100 per day (for each night canceled).


Payment Policy - Listed Rates are subject to change without notice and are locked-in at the time of reservation based on availability. Room charges must be paid in full a minimum of 30 days prior to your scheduled arrival date.

Hotel only accepts Credit or Debit cards from Visa and MasterCard. We do not accept American Express.

The following charges will be added to your room invoice: Sales tax @ 8.625%, Hotel Occupancy Tax @ 3%, and a 4% service/card fee (for a total of 15.625%). Incidental charges, if any, are additional.

A $100 per STAY fee applies and since we only have a limited number of dog friendly rooms, guests are required to text or call our hotel at 631.668.9293, prior to making reservations and must receive written approval by TEXT from hotel staff before booking a room. Dogs are not allowed to stay in room unattended and excessive barking will be grounds for immediate cancellation of your entire stay (no refund will be issued). In fairness to our other guests, Dogs are strictly prohibited from playing, standing or laying on our guest bed(s). Dog hairs found on our guest beds and/or bed linens will result in a $250.00 fee (additional) charged to the credit or debit card on file. Unregistered Dogs (and any other pets ) are not allowed to visit registered guests on our grounds or in guest rooms. If unregistered pets are found on our grounds or in guest rooms, a $500 fee will be charged to the credit or debit card of registered guest in violating room. Dogs must be on a leash at all times when outside of guest room.
Only one (1) dog per guest room allowed.

Complimentary beach parking permits (limited supply) are available upon request on a ‘first come,’ ‘first served’ basis. They allow hotel guests to park for free at specific beaches in Montauk (please inquire which specific beaches honor the parking permits). Unfortunately, the Town charges us $375 to replace lost parking permits so if you do not return the parking permit, we must charge a $375 fee to your credit or debit card on file.


The combination of guidance from the American Hotel and Lodging Association and common sense dictates - In an effort to minimize guest room contact, housekeeping will only be servicing rooms every three (3) days. No worries… If you prefer a different type of housekeeping schedule or need extra towels, etc., please text the word "HOUSEKEEPING" to 631.668.9293 to request other arrangements or specific needs. We will always do our best to accommodate you.

SMOKING IS STRICTLY PROHIBITED IN GUEST ROOMS - Don’t even think about smoking anything in our guest rooms! If you or any of your guests smoke inside guest rooms, a minimum of two (2) full extra night’s room charges will be automatically charged to your credit or debit card on file while we work to return the affected room to a non-smoking status (extra damage charges may also apply). Non compliance will result in an immediate cancellation of your entire stay, and room forfeiture including removal of all room occupants from our hotel.


Ice - We provide free 5 lb. bags of ice to our hotel guests, while supplies last.

Notice - All of Sunset Beach Motel’s services, facilities, and amenities, including but not limited to, our privately owned beach, fire towers, BBQ grills, lawn games, and common areas are to be used at GUEST(S) OWN RISK and are only available during our prime season (Memorial day to Labor Day), weather permitting, and subject to ‘down-time’ while repairs and maintenance of equipment are in effect.

Beach - We do not ever provide life guards at the beach. Anyone under 18 must be accompanied by an adult in their party. We are not responsible for personal injury. We are not responsible for lost or stolen property.

Notice - Sunset Beach Montauk is a vibrant and lively hotel. Therefore, we can not guaranty ‘a quiet room.’ Also, at times, there may be music playing through our Sonos outdoor sound system which can be heard in some guest rooms. However, that said, this is our 4th season of all-year continuous operations and we have logged-in very few complaints relating to noise factors (or anything else). If you would like to register a noise or other complaint, please text us at 631.668.9293, and we can assure you that our ‘live-in-staff’ (we have a minimum of 2 to 4 people who live on property) will take action and try to rectify all issues. Our #1 goal is to provide ‘great guest service’ and we work hard every day to exceed guest expectations.

Guest Room Towels - Complimentary towels are left in your room for use during your stay. A $50 per towel fee will be charged to the credit or debit card on file for all missing towels or if towels are taken out of the guest room for any reason.

Extra Charges - Please inspect your room and its contents upon checking in. Report all damages, broken, or missing items by immediately sending a text to 631.668.9293 (include your name, room number, day, and time). We will note your account and do our best to make your stay with us more comfortable. Any damage or lost motel property items caused by you, your guests, your children, or your dog(s) will be charged to your credit or debit card on file.

Sunset Beach Motel does not accept Proms, Graduations, Bachelor and Bachelorette Parties, etc. These types of activities, excessive noise and other types of complaints will be grounds for immediate removal for you and all other occupants from your guests room(s) and our hotel grounds and no refund will be issued.

We are all about having fun and understand some of our guests will be celebrating some type of milestone… after all, it’s Montauk. However, we greatly value the atmosphere we provide our guests that may not be here for your specific celebration. If any guest(s) engage in any behavior that negatively impacts our other guests’ experience, this will be grounds for immediate removal for you and all other occupants from your guest room(s) and our hotel grounds and no refund will be issued.



IN AN EMERGENCY - DIAL 911 from your mobile phone, explain your emergency and let the operator know you are staying at the Sunset Beach Montauk hotel located at 540 West Lake Drive, Montauk, New York 11954. Also, please send a text to 631.668.9293 to alert the on-duty manager.
